Winmore, Claremont and the new David Weekley Legends section of Lake Hogan Farms have new homes for sale and include neighborhood amenities. Newer Homes
For about the last 10 years in the Triangle Area planning departments in Chapel Hill and Carrboro have practiced “smart growth”. To prevent sprawl and to preserve the maximum amount of land in it’s natural state the towns have required that developers cluster homes. That is why if you search for a newer home you will not find a home on more than about 1/3 acre within the town limits.
In the county lots are larger because more land is necessary for the well and septic systems. There is only one neighborhood with homes built in the past few years with lot sizes of one acre+ with water and sewer. That neighborhood is the Reserve and Hunts Reserve with home prices starting in the upper $600,000’s.

Prices of new construction single family detached homes in the Chapel Hill School District start in the upper $600,000’s for about 2500 square feet and up. The town is just about built out so there is a very limited supply of new homes.
The typical new home style in Chapel Hill and the Triangle is a 2 story home, many with full front porches, and an interior plan with the formal areas in the front of the home and the kitchen and family room in back. Sometimes there are vaulted areas. The most popular kitchen cabinet finish is maple in a variety of finishes with painted and glazed finishes mixed with wood most popular. Counter tops are granite with tile back splashes. New homes generally will have oak hardwood floors on the first level and hardwood or carpet on the 2nd floor. The exteriors are usually fiber cement, brick, cedar, and sometimes a combination with brick or stone accents.
A walk up 3rd floor is a popular option. Most homes have 2 car garages under about 600,000. Three car garages are common over that amount.
Resale Homes
Chapel Hill usually has a nice selection of resale homes available in all price ranges over $300,000. This is where you will find larger beautiful in town lots. Often the homes need updating and the style may be from the 60’s, 70’s and 80’s but the locations are good. Older historic homes are generally high priced even if they need a lot of work.
All of the Chapel Hill Carrboro City Schools and the North Chatham Middle and Elementary and Perry Harrison schools are very good so there are lots of options when choosing an area of town.
